A back garden plot in central Beckenham provides the setting for this new-build house. Complex ground conditions were addressed as part of the structural design. Steeply sloping ground informed the building’s split level design. A high water table and a river at the bottom of the garden provide a high flood risk to the site. In response, the house is constructed with a waterproof basement, with further protection from a waterproof concrete external retaining wall and patio area which protects the house from flooding. The upper storey is constructed in lightweight timber framing.
